 Here is another excellent example of a small barn home that we designed and built last year. This project has as its core a stunning 30'x40' hand hewn white pine frame that was dismantled in Canada and shipped here, to our shop in Upstate NY. It has 3 bays, one of which has a second floor loft with an open balcony overlooking the great room. On one longitudinal wall we added a stick built lean-to shed addition with a middle dormer which added another 250 sq. ft. The total sq. footage of living space with the loft is approximately 2000 sq. ft., modest in size compared to the most new houses today. It also has a three car garage in the basement. The downstairs has one bedroom and bath, a custom made chestnut kitchen and stone fireplace made with reclaimed stone. All the floors are reclaimed plank flooring and the stairs are also made with all reclaimed timbers and planks lightly planed and sanded to bring out all the wonderful warm colors of the aged wood. This size barn and floor plan could easily incorporate 2 more bedrooms and another bath upstairs, and perhaps even another bedroom downstairs with an open loft above it. The open kitchen, dining room and great room are all combined together to make them look and feel much larger than they would if the same size space was contained behind closed walls. The entire barn is covered with stress panels and has in floor radiant heat for a combination that makes for very high energy efficiency. A very nice example of a small barn home with tons of charm and very green all at the same time.
